We’re looking for a highly responsive and detail-oriented Airbnb Responder to manage guest communications and reservation tasks for multiple short-term rental properties. This role is essential in ensuring a smooth and professional guest experience from inquiry to post-checkout. MUST be available 24/7 to respond to guest inquiries.

Responsible for:

- Respond to inquiries & booking requests fast

- Answer pre-booking questions (location, rules, amenities)

- Send check-in info (WiFi, parking, entry instructions)

- Communicate w/ guests during stay (issues, questions, etc.)

- Coordinate early check-in/late checkout if possible

- Send checkout instructions + thank-you message

- Handle complaints or problems quickly & professionally

- Coordinate w/ cleaners or maintenance for issues

- Mediate any guest conflicts if needed

- Open/respond to Airbnb Resolution Center cases

- Accept, decline, or modify bookings

- Block/unblock calendar dates for maintenance or personal use

- Adjust pricing if that’s part of the role

- Monitor calendar to avoid double bookings

- Confirm turnovers w/ cleaning crew

- Notify boots on the ground about low supplies (toilet paper, soap, etc.)

- Keep digital guidebook or listing info updated

- Request reviews after guest checkout Reply to guest reviews professionally Flag unfair or policy-breaking reviews to Airbnb

- Give monthly updates

- Suggest ways to improve guest experience

- Update listing copy or photos if that’s in scope

- Available 24/7 is KEY
