About the Job

Waterford is seeking an experienced Property Manager (Bilingual) to lead the day-to-day operations of a mixed-use building in Washington Heights with 59 residential units and 6 commercial spaces. This is a hands-on role combining property management and superintendent responsibilities. Success in this position means improving resident satisfaction, maintaining high occupancy, and supporting NOI growth in partnership with our central office. The role will be responsible for leasing, maintenance and repairs, tenant management, vendor management, and reporting.

Key Responsibilities

Leasing & Turnarounds

  • Oversee the residential leasing process to maintain an occupancy rate of 98%+.
  • Handle new leases, renewals, and the full move-in/move-out process.
  • Maintain accurate data in Rent Manager throughout the leasing cycle.

Maintenance & Repairs

  • Manage third-party vendors to deliver timely and cost-effective repairs.
  • Provide consistent updates to tenants and corporate on repair status.
  • Maintain accurate work order tracking via Rent Manager and purchase order submissions.
  • Track, communicate, and cure legal and compliance violations.
  • Ensure proper tenant communications and documentation of all repairs.

Tenant Management

  • Own timely rent collection from commercial and residential tenants.
  • Maintain accurate history notes in Rent Manager for all tenant communications.
  • Respond to resident complaints, nuisance issues, and service requests in a professional and timely manner.
  • Draft tenant notices and building-wide communications, escalating to central office when needed.
  • Foster strong tenant relationships to support renewals and long-term satisfaction.

Reporting & Administration

  • Deliver detailed updates during weekly business reviews with the corporate office.
  • Ensure compliance with NYC housing requirements and rent-stabilization laws.
  • Track and report arrears, repairs, and building performance metrics.

Qualifications

  • Multifamily property management experience in NYC; rent-stabilized experience is strongly preferred.
  • Must speak Spanish and English fluently.
  • Must be able to perform basic building repairs.

Skills

  • Conflict resolution and tenant-relations expertise.
  • Ability to perform and oversee basic building repairs.
  • Vendor and maintenance oversight, including scheduling and quality control.
  • Proficiency in Rent Manager or similar software or desire to learn.
  • Hands-on approach to property operations and resident service.
  • Ability to work independently and in partnership with central office leadership.

Job Type: Full-time

Pay: $50,000.00 - $75,000.00 per year
